Moreover, being able to organize the process on new constructions and on renovations in order to have the property mapped with Revit and organized in BIM has the potential to offer a level of accuracy closer to an industrial process than construction.
We are able to provide the design and implementation of all levels of service required, through the use of the most modern computers that use the aforementioned systems in BIM, with any type of output, without having to provide for the purchase of the software.

We perform any kind of appraisal and evaluation of real estate operations of any size and complexity, as a third party for both public and private individuals, being able to also provide technical, administrative and cadastral due diligence.
We are able to operate as Independent Experts and Evaluators of Real Estate Funds, being able to also intervene in the field of strategic real estate advisory, on behalf of national and international operators, aimed at the valorization and optimization of real estate portfolios and/or single assets (medium – large size properties). The real estate assets under evaluation may include development projects (tertiary, residential, etc.), office buildings, commercial, logistics and hotels. In addition, there is a particular commitment to social housing projects, student halls, senior residences and even renewable energy plants.

Feasability studies for tourist ports

We assist the Client from the preliminary study to the realization of the port infrastructure and of all the main and secondary ancillary works. In the case of an investor client it is also possible to provide a market study for the possible acquisition/transfer of the concession or lease of berths and collateral works (parking, commercial services, shipbuilding, etc.).
The technical part is not secondary at all, not only in regard to piers, docks and necessary dredging, but also on land, mainly for building as well as water distribution networks and electricity, with relative distribution columns on the piers.
Of fundamental importance are the evaluations that can be made regarding environmental authorizations (EIA and SEA), often accompanied by additional studies to comply with EU regulations (e.g. Posidonia).
The administrative procedures will then be examined according to national legislation to obtain the stretch of water needed in concession for the period defined by the state authority.

After completing the activities necessary for the study of a tourist port there will be an economic-financial evaluation process, the study of the necessary investments, with the possibility of defining possible access to subsidized capital, non-refundable or with reduced interest (regional, national or community funds), taking into account the estimate of the state concession charge.
The overall examination will be accompanied by a synthetic index (internal rate of return), the financial and patrimonial indexes, timetable of construction and management activities for the entire period of the concession, according to basic parameters that will be preliminarily agreed upon with the Client.

We propose to the investor Client (in the Real Estate and in the port sector) to co-participate in a partial and minority share of the investment being analyzed and structured, if the results of the preliminary pre-feasibility study are considered positive and mutually agreeable.
This co-participation will involve, for example, the establishment of an ad hoc corporate vehicle (SPV), which will be defined and specialized in different cases depending on the intervention and in agreement with the client, through the signing of appropriate shareholders’ agreements.
In general, the vehicle is aimed at the life of the business; therefore, limited to the period of the operation, the strategy, the management and the objectives will be decided, in a non-exhaustive way, until reaching an exit strategy. Possible and potential conflicts of interest will be jointly defined and eliminated.
